GENERAL CONTRACTING

General Contraction (GC) has been the most traditional method of selecting a construction firm. The concept is simple, give a set of plans to a select group of contractors and see who ends up with the lowest price. Although this seems like a dependable way to get a fixed price on a project, it can create an adversarial relationship between the contractor and the Design Team and Owner.

In its worst form, General Contracting can become a “low ball/change order” fiasco, where competing contractors are looking for loopholes in the design documents so that they can artificially lower their bids – only to come back for endless streams of change orders.

Monal is a very aggressive GC bidder, but we will NEVER LOWBALL a bud. Our bids, when carefully analyzed, are very complete and realistic. We avoid change orders due to "bidding tricks". We identify, in detail, any exclusions, allowances, or clarifications in our proposals. We believe when all is said and done, that it is not the Lowest Bid that Counts, But the Most Complete and Competitive Bid – a FAIR COST for a FINE JOB!
